Encased in glass, the newly built 380 sq.m. villa is bathed in natural light and designed to evoke a warm and welcoming atmosphere. The open-plan layout flows seamlessly across three levels, featuring natural wood accents, earthy tones, and high-end finishes that reflect the natural beauty of Crete.
Interior Highlights
Ground Floor
- The ground floor features an airy open-concept living area where comfort meets design. A cozy lounge area in the north wing invites you to sink into plush seating and enjoy views of the pool terrace or a movie on the 50” Smart TV. Large glass doors open directly to an outdoor dining space for 12 and a barbecue area beneath a shaded pergola, with further access to the pool terrace.
- Adjacent to the lounge, a formal indoor dining table also seats 12 and overlooks the striking 115 m² heated pool. A guest WC is conveniently located for communal use.
- The kitchen, located in the southern wing, is sleek and practical—outfitted with wooden cabinetry, white countertops, modern appliances, a wine fridge, and a kitchen island with barstool seating for six. Patio doors provide seamless indoor-outdoor living.
- Two queen-size bedrooms (1.80 x 2.00) are also on this floor, both furnished for comfort with 32” Smart TVs. One opens to the pool terrace and shares a nearby bathroom; the other offers garden access and features an en-suite with a rain shower.
First Floor
The upper level is cleverly divided into two private wings, each accessed by an independent staircase. Both first-floor en-suite bedrooms boast queen-size beds, 32” Smart TVs, and balconies with uninterrupted views over Souda Bay and the White Mountains. Floor-to-ceiling glass doors flood the rooms with light, while minimalist décor enhances the calming environment. Each en-suite includes a large rain shower, toilet, and sink.
Lower Level
Two additional en-suite bedrooms are tucked into the lower level, one in each wing. Both have adaptable queen-size beds (can convert to two singles), built-in seating areas, and design-led open-plan bathrooms with double sinks and walk-in showers. One of these bedrooms also has direct access to the pool area via exterior steps.
A laundry room with a washer and dryer completes the interior amenities.
Outdoor Features
Set within 2,350 sq.m. of landscaped grounds, Villa Nisi Chania is designed for outdoor living. The 115 m² private pool (25m x 4.5m) stretches across the width of the villa, offering sloped entry and depths from 0.60m to 1.60m. A separate hydromassage section, partially enclosed by a wooden bridge, features seating and bubble jets for ultimate relaxation.
Sunbeds with cushions, umbrellas, and a shaded lounge area invite all-day lounging. The outdoor dining area, also seating 12, is ideal for long meals under the stars, supported by a gas barbecue for alfresco cooking. Private parking is available within the grounds for multiple vehicles.

Fabulous villa and amenities, every bedroom was spacious and well appointed. The upstairs bedrooms (each with their own terraces) had stunning views across the bay. The villa was well looked after and we had a daily cleaning service. Lots of separate sitting areas inside and out and the gym and sauna were a bonus. Maria was a great host, very helpful and responsive. Others have commented and you should be aware when booking that the villa is close to quite a main road. This is well advertised and didn’t bother us, but it might if you’re looking for absolute peace and quiet. The plus to this though is that everything you would want to access is a short drive away, such as local beaches (15mins), the airport (10 mins), the main town (20mins) and restaurants and supermarkets. Maria also has 2 restaurants in the town and we’d recommend dining there, we had lunch at the Palazzo Al Mare overlooking the water and lighthouse, both are in a prime location. and the food was great.
We had a big family reunion with 12 adults and 2 babies. The place was exactly as described and looked like the photos. The beds were super comfortable, and loved that each room had their own bathroom. The pool and outdoor space was amazing. It was nice to have a washer/dryer available and the daily cleaning was such a plus. The managers were great with awesome recommendations! They arranged a meal in the villa with a private chef as well an incredible private boat tour. They were super responsive and incredibly helpful. Would absolutely recommend this place!
We were traveling with a group of 11 adults and 3 kids and have a fantastic time at this villa. The villa's amenities were missing nothing. The house is clean and the included daily room service would be available every day to clean out the garbage and make the beds. Once a week they even change linens and towels. The only thing is that windows are not fully soundproof so the rooms on the upper floor had some noise during the night from the road directly behind the pool. All in all, we had a great time and can fully recommend. Thanks again
We had a wonderful stay at this house in Crete. The property is exactly as described – spacious, clean, and very comfortable. The highlight for us was the beautiful pool, which we used every day. It was perfect for relaxing and felt very private. The location was convenient for exploring the area. The hosts were responsive and welcoming, which made everything smooth and easy. Overall, a great experience and we would happily return!

We had a great stay at the villa, incredible house and amazing hosts. The house itself the pictures speak for themselves it really is gorgeous. The location was private but a walkable distance to a supermarket and coffee shop - otherwise 10-20mins taxi to whatever you need.
Whenever we needed taxis, reservations, recommendations we just message and it was done for us. Daily cleaning and Irene was lovely even made us spag Bol for the children one lunchtime.
As a small tip - if you’re taking children the pool is not tiled so its a little rough and can scrape their skin. Invest in pool shoes (the kids that didn’t have them by the end of the week all their soles and toes were sore / cut).

We were greeted by the owner. Plenty of room for our two families, 9 people. All the kids had their own rooms. The house is new and modern. The bedrooms on the top floor had amazing views. The basement bedrooms were very spacious with high ceilings, didn’t feel like we were in the basement. Fully stocked with everything we needed. Everyone had their own A/C temperature control. The pool was beautiful. Beds were comfortable. There were no neighbours so plenty of privacy. Location is great, close to Chania and the airport. Great bonuses: gym, sauna, bath robes, slippers, two fridges, and daily cleaning. Loved coming home after a long day out exploring. Plenty of windows with lots of light. Beautiful sliding patio doors brought the outdoors in.

Nicest villa we’ve stayed in and will definitely be back! It was perfect for our group of 13 - very spacious, close to the airport and old town, well equipped kitchen, great outdoor kitchen and bbq, lots of different areas to hang out in and eat as group, daily house keeping… the interiors were very stylish too. The only thing I would say is, taxis are very expensive so would advice hire cars if you plan to go out a lot and it is next to a busy road. It didn’t bother us too much, but it might others

We just spent a week with our children and grandchildren at the Villa. We were 12 in all. The house is absolutely wonderful and so well laid out that we never for a moment felt crowded. The rooms are beautiful and the pool is huge and perfect for water play or laps. We hated to leave and would certainly rent this villa again. We drove into the Old Port most nights for dinner about 20 minutes away. Other nights we ate at tavernas at a close by beach. We had breakfast catered by a talented catering company which worked out so well.
This place is absolutely amazing! We were here with a party of 13, including young kids and it was perfect. The villa is brand new, equipped beyond expectations, and anything you can really think of. The pool is huge, well maintained and the views are amazing. Location is great, close to Chania and anything you need for a perfect time off.

This is the prefect vacation house. The pictures do not lie - the house is gorgeous super spacious and clean. They have really thought of every detail and you really get everything you need for the perfect relaxed vacation. This is really the best house I have ever stayed at. 5 stars. The house is absolutely beautiful.. We had a wonderful time there. This house offers a 5-start experience. The house is comfortable and clean. Highly recomend for families with kids looking for nice vocation with no neighbors. all the equipment needed were in house. We refueled our batteries and visited many local restaurants with great food next to the sea... all communication and contact with the owner and his staff was perfect. The host is very kind, generous and courteous. Extra:the amazing huge 25meters swimming pool and the barbeque area where we had amazing time. We definitely recommend this place to anyone who wants a healthy vacation in a private villa!!
